1986: Urban Land Interests secures options to purchase the J.C. Penney, Walgreen's and Dartmouth Direct stores at, respectively, 1, 13 and 21 East Main Street on the Capitol Square.
March-June 1987: ULI buys the three properties, plus the old Stark Realty office at 117 Martin Luther King Jr. Blvd.
March 1988: One East Main, the new office building constructed on the structural shell of the old Penney's, opens.
June 1988: ULI buys the Insurance Building, 119 Martin Luther King Blvd., from National Mutual Benefit Insurance.
April 1995: The Chicago architectural firm of Valerio Dewalt Train Associates is hired by Urban Land to design a full-block development for Block 89.
Oct. 1995: Following favorable review by city committees, the Madison Common Council adopts a 'comfort resolution' supporting the broad outline of ULI's Block 89 redevelopment plan.
Nov. 1995: ULI buys the Rundell's, 15 E. Main St., and Kindschi Leather, 17 E. Main St., properties.
June 1996: The Common Council approves the specific site plan for Block 89.
Jan.-Sept. 1996: ULI buys the Pinckney Street Hideaway, Hooley Opera House and Gus's Grocery on the 100 block of South Pinckney Street. Gus's is acquired after a city condemnation procedure.
Dec. 1996: Construction begins on the Block 89's 537-stall underground parking ramp, which will be owned by the Community Development Authority and leased through the city to Urban Land.
Dec. 1997: Construction starts on ULI's 10 East Doty office building.
Feb. 1998: Without closing for a day, Walgreen's moes to its new site on Block 89 as the old store is razed for the second stage of parking construction.
May 1998: ULI secures rights from the state to build the third stage of parking beneath the soon-to-be-demolished Kresge building, 33 E. Main St. Total underground parking stalls will now number 743.
Feb. 1999: First tenants move into ULI's 10 East Doty building.
April 2000: ULI acquires air rights from the state to build the new 33 East Main office tower.
Jan. 2005: After sufficient leasing is secured, construction finally begins on 33 East Main, the last building on the block.
Oct. 2006: First tenants moved into 33 East Main.
